From lot to scheme book.

Enter your lot, setbacks, and program — SiteShaper draws the site plan, generates schematic floor plates (with MEP locations on single-family), and assembles a printable scheme book your architect can review, redline, and build from. Schematic design intent — not construction documents.

An L-shape pulls the sleeping wing back and leaves an outdoor corner. An angled entry clips the front corner at 45°. Vaults are marked with hatch and a ceiling note — a plan cannot draw height, so it is called out the way a drawing set calls it out.

Questions SiteShaper answers

What landowners and early-stage developers ask before an architect is engaged.

How many units or how much building actually fits on my lot?
Buildable area is the lot minus front, side and rear setbacks, then limited by lot coverage, height, parking and any easements. Zoning density is a ceiling, not a promise — parking and setbacks bind first on most infill lots. SiteShaper draws the envelope so the constraint that binds is visible rather than assumed.
What is a schematic site plan?
A scaled drawing showing the lot, its setbacks, the building footprint, access and parking — enough to test whether a program fits and to start a conversation with a planner. It is not a construction document and carries no engineering, which is why it is the right thing to produce before hiring anyone.
How do setbacks change what I can build?
They shrink the buildable rectangle from every side that has one, and on a narrow lot the side setbacks usually decide the answer before density does. A 50-foot lot with 10-foot side setbacks leaves 30 feet of width, which caps the plan depth of every room behind it.
Can I get floor plans without hiring an architect first?
You can get schematic plates that show room sizes, adjacencies and proportions — useful for testing a program and pricing a scope. You cannot get drawings you can build from. Every SiteShaper plate is marked schematic and not for construction, and a licensed professional still has to take it from there.
